How Much Does It Really Cost to Furnish a Living Room?

If you’ve ever started looking at living room furniture and thought, “Wait… how much does a sofa cost now?” you are not alone.

You can find a sofa for $1,000, you can also find one for $10,000 and somehow both of them are called a “sofa”.
So when a client asks me, “What should I expect to spend on my living room?”, I completely understand why it’s hard to know where to start.

The answer depends on the room, what you’re keeping, and the level of furnishings you’re looking for. But if you are planning for a professionally designed and fully furnished living room, I typically recommend thinking in terms of a $25,000-$40,000+ furnishings investment.

And before that number makes you want to close your browser (ha), let me explain what that actually means.

It’s More Than Just the Sofa

A living room isn’t usually one big purchase.
It’s the sofa, chairs, coffee table, rug, lighting, window treatments, art, accessories, and all of those little details that make a room actually feel finished.

For example, a typical investment might look something like:
Upholstery: $10,000-$15,000 (sectional or sofa and accent chairs)
Casegoods: $4,000-$7,000 (coffee table, console, side tables, etc.)
Area Rug: $2,000-$5,000
And the the list goes on, this is just a starting point.
Depending on the room size and your personal style, we could also be looking at specifying custom window treatments, custom fabrics, custom furniture, and original artwork which all add to the cost.

So Why Does It Add Up So Quickly?

Because we’re not just filling empty spaces.
We’re looking at the room as a whole.

The size of the furniture matters. The scale of the rug matters. The height of the lighting matters. The finishes need to work together. The colors need to relate to each other.

And then there are all the little decisions that you don’t necessarily notice when they’re done well—but you definitely notice when they’re wrong.

That’s one of the reasons people hire a designer in the first place.

You’re not just paying someone to send you links to furniture.

You’re paying for someone to pull everything together and make the decisions for you.

Does Everything Have to Be Expensive?

No.

And this is important.

I don’t believe every single item in a room needs to be the most expensive option available.

There are plenty of places to be strategic with your investment. Sometimes a less expensive piece is exactly the right choice for a room. Sometimes spending more on one particular piece makes sense because of its quality, scale, or how much impact it has on the space.

The goal isn’t to spend the most money possible.

The goal is to spend your money intentionally.
